Standard message and data rates may apply, depending on the user’s carrier and pricing plan. Fees may vary for domestic or international messages.

Users may opt in to receive SMS messages by submitting an online form.

Opt Out Method

Users can opt out at any time by replying “STOP” to any SMS message or by contacting us directly to be removed from the messaging list.

Agreement
By reserving or occupying a property managed by Nova Collective LLC ("Nova Collective," "we," "us," or "our"), you ("Guest," "you," or "Resident") agree to these Terms and Conditions. These Terms govern your use of our websites, booking and reservation processes, rental accommodations, services, and communication. Additional property or reservation specific rules, addenda, or agreements may apply and take precedence over these Terms where explicitly stated.

Eligibility
Guests must be at least 21 years old to enter into a rental agreement unless otherwise approved in writing by Nova Collective LLC. Guests must provide valid government issued photo identification and complete any required application or screening processes. Nova Collective LLC reserves the right to refuse service, deny a reservation, or require additional documentation or deposits at our discretion.

Reservations and Payments
Reservations are confirmed upon receipt of the required deposit and acceptance by Nova Collective LLC. Payment schedules, amounts, and accepted payment methods are set on the reservation confirmation.
All remaining balances, fees, and taxes are due as specified in the reservation confirmation. Failure to pay by the due date may result in cancellation of the reservation and forfeiture of deposits.
Nova Collective LLC may change prices and fees at any time prior to confirmation. Once a reservation is confirmed, rates will not change unless you modify the reservation or additional fees apply.

Cancellation and Modification
Cancellation and modification policies are provided at the time of booking and on the reservation confirmation. Different properties and promotions may carry different policies.
Cancellations, modifications, or extensions must be submitted in writing through the channels specified in your reservation confirmation. Nova Collective LLC will assess any applicable cancellation or modification fees according to the reservation policy.
Refunds, if applicable, will be processed according to the original payment method and may take up to 14 business days to appear.

Security Deposits and Damage
A security deposit or incidental hold may be required and will be held in accordance with applicable law. Nova Collective LLC may use this deposit to cover unpaid charges, cleaning costs beyond normal wear and tear, repairs for damage, missing items, key replacement, or other charges permitted by law and these Terms.
Guests agree to report accidental damage immediately. Nova Collective LLC will provide an itemized statement of charges for any deductions from the security deposit. Disputed charges must be submitted in writing within 30 days of checkout.

Occupancy, Use, and Guests
Properties are provided for short term or long term corporate housing for medical professionals and their authorized guests only. Commercial activities, subletting, events, parties, or prolonged third party occupancy are prohibited unless expressly authorized in writing.
Maximum occupancy limits apply and are stated in the reservation confirmation. Exceeding occupancy limits may result in immediate termination of the stay without refund.

House Rules and Property Condition
Guests must comply with all posted house rules and property specific instructions. These may include smoking rules, parking, noise restrictions, waste disposal, and use of amenities.
Smoking, vaping, and the use of illegal substances are prohibited in indoor areas unless a property is explicitly designated otherwise. Violation may result in fines, cleaning fees, or eviction.
Guests are expected to maintain the property in a clean and sanitary condition. Any maintenance issues should be reported promptly so Nova Collective LLC can address them.

Pets
No pets are permitted unless the animal is a verified service animal and approved in writing by Nova Collective LLC prior to the reservation. Unauthorized animals may result in additional fees or termination of the stay.

Access and Inspections
Nova Collective LLC, property managers, maintenance personnel, or approved contractors may access the property for maintenance, inspections, repairs, or showings. Except in emergencies, Nova Collective LLC will provide reasonable notice prior to entry as required by law.
Guests must allow access for urgent repairs to prevent damage or safety hazards.

Maintenance, Repairs, and Service Requests
Nova Collective LLC will use reasonable efforts to maintain properties and respond to service requests promptly. Response times may vary depending on the nature of the issue.
Nova Collective LLC is not responsible for temporary interruptions of utilities or services beyond our control, including weather related or municipal outages.

Utilities and Internet
Utilities and internet access provided with the rental are included as specified in the reservation. Nova Collective LLC is not responsible for the performance, speed, or compatibility of third party internet services.

Personal Property and Insurance
Nova Collective LLC is not responsible for loss, theft, or damage to Guests’ personal property. Guests are encouraged to carry appropriate renters or personal property insurance to cover belongings and liability.
Guests are responsible for their personal safety and that of their guests while on the premises.

Liability
All homes are covered by insurance intended to protect the landlord’s property. Guests agree to use the premises responsibly and understand that Nova Collective LLC is not liable for accidents, injuries, or losses occurring during the stay except where required by law.
